OK, I can take a hint. When the last deal fell through, I should have given up, I guess, but there was one more boat in Florida that I thought might be a possibility. I put an offer in on it this past Thursday. That night the listing broker sent me an email with yet another contract form he wanted me to use instead of the one I sent to him!
After comparing the contract form he sent to me with the one I sent to him, it was clear that there were very few differences between the provisions, but the differences that did exist forced more of the risk upon me, the buyer. Since it's my money we're talking about here, I don't really feel compelled to accept them. Furthermore the wing-nut tried to get me to believe that he could only use his, because it is the "official, state-sanctioned boat purchase contract". Since I've already seen two others that are in use in the glorious State of Florida, and both of them were as different from his as mine was, I'm very sure that he's just dumping a load of horse manure.
On top of that, after I read through the contract he sent me, I saw it was full of inconsistencies - like for one, the written-out amounts of the offer and the good-faith deposit were different from the numeric values contained on the same line. His version of the offer only gave the owner one day to consider it (apparently that would have been enough, but more on that later) and would have forced a closing a full two weeks ahead of when I could be ready. I also had a number of questions for which I wanted answers, and he offered none.
So, he didn't want to take my offer to the seller unless I used his form, he didn't want to answer my questions, and today he comes back with a note that says the seller took a different offer, but I can have second right of refusal, if I want to jump through his hoops! No, I don't think so.
I think it's time I took a little vacation from looking for boats. I'm too hostile and disgusted with the process to keep going, right at the moment. The experience has been educational, however; I now know the answer to the question.
The question? "What do you get when you cross a Realtor with a Used Car Dealer" - it's a no-brainer: you get a yacht broker!
